Sign program management

Sign program management is having one owner for the whole signage effort: the drawings, the fabrication bids, the permits, and the schedule, run as one job. We act as the owner's representative for signage, from design intent through the installation punch list.

One owner for the whole program

A signage program dies by a thousand small handoffs. The drawings live with a designer, the bids live with purchasing, the permits live with whoever answered the city's email, and the schedule lives with nobody. Each piece is being handled and the program still drifts, because no one owns the whole thing.

We take that ownership. You get one contact and one report instead of a forwarding chain. It's the operational side of our wayfinding & ADA work, and it covers exterior programs just as well.

  • Bid packages

Drawings and specs assembled so every shop prices the same sign, and the bids come back comparable.

  • Shop submittal review

Fabricator submittals checked against design intent before anything gets built.

  • Permit tracking

Every jurisdiction's submittal, comments, and approval tracked, with resubmittals handled as they land.

  • Schedule and punch

Install sequencing coordinated with the GC and the site, and a punch walk that catches what the crew left.

What we don't do is fabricate or install, and that's the point: with no stake in who builds the signs, our only interest is the drawings being followed and the schedule holding.

We run your signage program end to end, as its one owner.

Talk through a program

Program management, answered

Didn't find your question? Ask us directly — straight answers, no runaround.

Do you replace our sign company?
No, we make your sign companies more useful. Fabricators do their best work building and installing, and their worst work refereeing a forty-building rollout across nine jurisdictions. We hold the drawings, the standards, and the schedule, and the shops bid and build against a package that stays consistent no matter who wins which region.
How is program management priced?
By scope, as a flat monthly or per-phase fee agreed up front, not as a percentage that grows when the program does. After one conversation about the site count, timeline, and how much is already drawn, we quote a number you can put in a budget line.
Can you run a multi-city rollout?
That's the exact job this service exists for. One drawn sign family, many jurisdictions, each with its own code, reviewer, and quirks. We keep the master set intact, adapt each location's submittal to its local checklist, and track every permit so the schedule slips show up in a report instead of a surprise.
Do you review the fabricator's shop submittals?
Yes, and it's one of the highest-value hours in the program. We check the shop's submittals against the design intent and the standards before anything gets built, which is where deviations get caught while they're still a PDF instead of a crate of wrong signs.
